How long will it take to lease my property?
We have a dedicated leasing executive focused solely on leasing your property, so you can rest assured you will always receive the greatest leasing result with total dedication. We strive to minimise vacancy rates by staying abreast of changing market trends, seasonal fluctuations & supply and demand which all have an impact on the marketability of your property.
How is a tenant’s application checked?
We use a ‘100 Point checklist’ to help qualify each tenant. Appropriate identification & references must be provided in accordance with our guidelines and that’s just the beginning! It is our objective to ensure that your rights as an investor and landlord are fully protected and we see tenant selection as one of the most important steps in safeguarding this. All prospective tenants are checked on a National Credit Database, which outlines previous rental history & credit defaults, employment history is confirmed & we make contact with their previous two Rental Agencies to ascertain what they are like as tenants in relation to rental payments & property condition. We immediately seek your final approval before preparing the necessary Residential Tenancy Agreement documentation.
When will my property be inspected?
We carry out routine inspections 12 weeks after the tenants move in and half yearly after that. We advise you on the condition of the property, make recommendations on maintenance required and review the rental amount being achieved. You will be invited to be present at these inspections, and be provided with a detailed report immediately thereafter.
Repairs & Maintenance
From a leaky tap to a full kitchen renovation, the team at elite has got it covered! The secret is to maintain a strong relationship with a carefully hand selected group of fully qualified & competitive trades people, ensuring that all repairs are carried out to the highest possible standard at the best possible price. We track the maintenance history of each property, make recommendations to you to minimize costs and maximize your investment, as well as inspect works carried out wherever required.
Do I have to insure the property or does the tenant do that?
As a landlord you must maintain your own insurance cover on the building, contents and public liability. If you own a Strata unit, the Owners Corporation insures the building, but you should have contents insurance for the floor coverings, blinds, curtains, light fittings and any appliances inside the unit and also includes public liability. The tenant is responsible for their own personal items but not for the landlord’s belongings.
Landlord’s Protection Insurance is also available to increase your protection in the event the tenant does not pay rent, damages the property and limited cover for furnishings Ie: floor coverings, blinds, curtains, light fittings along with public liability. Our Property Manager is able to make recommendations to you based on the specifications of each individual property.
What is Elite Property Brokers rent collection procedure?
Elite Property Brokers has a no tolerance approach to rental arrears. Arrears are monitored on a daily basis, contact is made with a tenant should they fall 2 days in arrears. In the event rent still remains unpaid an Arrears Breach Notice will be issued on the 7th & 12th day and should the matter escalate to 14 days in arrears, Termination Notice will be issued on the 15th day along with making an application to the Consumer, Trader & Tenancy Tribunal. Whilst this procedure is being carried out as a landlord you will be kept informed of the status on a regular basis, our office will always seek your authority to Terminate the Tenancy and or make a tribunal application before following through.
Ultimately as your managing agent we will always try to mitigate any loss to you and keep you informed of your position in relation to the respective legislation and advise you of the best course of action
When will I receive rent statements and payments?
You’ll receive one simple statement at the end of each month (via email if that’s more convenient for you) with income & expenditure clearly itemised and funds electronically transferred to your account on the 15th and 30th of each month. At the end of each financial year we provide a detailed report outlining all transactions relating to your property for that financial year – Your accountant will love it!
